Airbnb Staging

It's the essential process for every property to be fully equipped and able to host guests at the highest standard.

Once a starting inventory is provided by the Owner, and confirmed by one of our team or a cleaner, Westminster Apartments will make sure every essential amenities are available at the property to guarantee high standard of hospitality and positive reviews.  The Airbnb Setup includes the labour for:

• Sourcing and placing missing essentials (e.g. steamer, kettle, cutlery, knife set, crockery, kitchen tools, basic toiletries, etc.)

• Generating a cleaning checklist tailored to the property

• Installing a lockbox (note: external drilling services not included)

• Conducting a final inventory of all items and products before listing

• Setting up a digital house manual / welcome guide for guests (optional but recommended)

• Ensuring Wi-Fi, heating, and lighting are functioning and accessible

• Light styling and decoration (wall art, plants, cushions, etc.)

• Professional photography for platform-ready presentation

Property Furnishing

It's the process of transforming an empty of semi furnished property in a fully working home.
The labour to make it happen can cover tasks such as:

• Designing practical and welcoming layouts for each room

• Sourcing and ordering missing furniture based on the property's needs and layout

• Furniture assembly and installation (excluding large or specialist installations)

• Advising or assisting with kitchen setup: sourcing basic cookware, utensils, and appliances

• Liaising with the Owner on budget and approval for purchases

• Unpacking deliveries, removing packaging, and disposing of rubbish (council payments might apply for bin collections)

• Ensuring a safe and operational environment (e.g., checking smoke alarms, locks, etc.)

The Property Setup fee does not include any building work nor includes painting walls.
